Frequently asked questions about property trading

Who can swap properties?
Anyone. Trading homes is just another way of selling property. The concept is especially beneficial to anyone that is moving to a different location, city or state and simply desires to purchase a new home and is open to the idea and concept of trading their home for the home that they would be purchasing. This move can be local or in another state.

Some sellers consider trading after their home did not sell under traditional methods, others include trade options from the onset of their marketing agenda.

Property trading/swapping is also another way for investors or second home owners to move assets to different locations thereby spreading and reducing the risk.

How does this work?
The concept works as follows: I’ll buy your house but only if you buy mine. It also can be viewed as two separate transactions taking place at the time where Party A buys a house from Party B, while Party B buys the house from Party A.

The exchange takes place on the same date through what is called a simultaneous closing. Both parties pay off any existing loans and obtain new financing on the home they are buying. The closing for Party A and Party B must be on the same date.

What are some of the benefits of permanent home exchange, a/k/a, Home Trading?
There are many. Just to mention a few:

a. In most cases, depending on the circumstances, a reduced commission.
b. No more double mortgage payments since owners pay off the mortgage on
Their existing home and obtain a new mortgage on the new home- all on the
same day closing.
c. Trading homes also reduces moving hassles as it eliminates the need for storage of belongings while in the middle of finding a replacement place to live in.
This concept works as simple as “I will buy your house if you buy mine” so owners simply move to their new homes after closing.
d. No more dealing with Renters when you have a home on the market that is not selling, while your already purchased your new home.
e. No more trying to find a place to live short term while looking to buy your new home

This is all possible as long as you find your acceptable match.
That’s where our job comes in!

Have there been successful home exchanges in the past?
Yes, home trading is becoming more and more popular. Trades can happen between a Buyer and a Seller locally, or can take place within other cities and states.

Will an attorney be used to close out the transaction?
Yes, a real estate attorney will be used to close out both transactions simultaneously. In the state of Georgia, the closing attorney represents the lending institution. Some states require escrow or title companies and they will be used in states that have these requirements.

What is the First Step to getting started?
Contact our office. After discussing your specific situation a decision will be made as to whether or not your home would qualify for Trade Purposes. Most all homes do, but some do not. A lot of factors go in to understanding the if/if not as to whether a home will/won’t qualify.

If your home qualifies, your home will be required to be listed with our brokerage company. It is not possible for us to legally and professionally represent you in the trade arena otherwise. Some companies may do so otherwise, but in most of those cases you and your home become nothing more than a number on a screen with only a hope for accountability.

We are not in the business to list and go. It is NOT our intention to solicit you to list your property.
