Atlanta Radon Testing: The Due-Diligence Check You Cannot See

A house can look dry, clean, and carefully maintained while still having elevated radon. There may be no stain to find, no odor to notice, and no mechanical noise to trace. Testing is the only way to know the indoor level.

That makes radon different from many items on a home inspection. It is not a defect you can rule out by walking the property, and a low result from the house next door does not settle the question. The U.S. Environmental Protection Agency says even adjacent homes can have different readings.

For metro Atlanta buyers, the practical answer is not panic. It is a properly placed, properly controlled test completed early enough that the result can still inform the transaction.

Why metro Atlanta buyers should put radon on the list

Radon is a naturally occurring radioactive gas produced as uranium and other radioactive elements break down in soil and rock. It can move through the ground and enter a home through openings in the foundation. University of Georgia Cooperative Extension notes that granite-rich soils are common in middle and northern Georgia, although elevated readings can occur elsewhere in the state.

UGA's Georgia Radon Program identifies Fulton, Cobb, DeKalb, and Gwinnett as EPA Zone 1 counties. That designation means the counties have a predicted average indoor level above the EPA action level of 4 picocuries per liter, written as pCi/L.

The map is a reason to test, not a prediction for a particular address. UGA's interactive Georgia map is based on test results collected from 1990 through 2024 and explicitly describes its county percentages as approximations. The EPA makes the same property-level point: you cannot reliably estimate one home's reading from a state, county, neighborhood, foundation type, age, or nearby result.

A slab home can test high. A crawlspace home can test high. A basement home can test high. New construction is not automatically clear, and an older home is not automatically a problem. The house itself needs a result.

Radon is a health question, not just an inspection add-on

The CDC describes radon as the second-leading cause of lung cancer after smoking. UGA's fully reviewed November 2025 guidance estimates radon-induced lung cancer is the likely cause of about 820 deaths each year in Georgia and about 21,000 nationally.

Those are long-term exposure risks, not a reason to treat one test as an immediate emergency. They are a reason to obtain a credible measurement and reduce an elevated level instead of ignoring it.

The same guidance also provides the good news: high indoor radon can usually be reduced. A test result is not a pass-or-fail judgment on whether a home is livable. It is information about whether the property needs a mitigation plan, who will handle it, and how the work will be verified.

Put the test inside the due-diligence timeline

Georgia does not generally require radon testing or mitigation in most real-estate transactions, according to the UGA Radon Education Program. That means buyers should not assume a standard inspection automatically includes it.

Before the due-diligence period gets tight, confirm in writing:

  • who will conduct the test;
  • which device or method will be used;
  • where the device will be placed;
  • the required test duration and closed-house conditions;
  • how interference will be monitored or documented;
  • when both parties will receive the report;
  • what happens if the result calls for follow-up or mitigation.

The EPA's real-estate guide recommends using a qualified radon tester for a purchase or sale. UGA likewise recommends a tester certified through the National Radon Proficiency Program or National Radon Safety Board. Certification matters because real-estate testing has a short clock and a result that may affect negotiations; device placement, building conditions, documentation, and tamper controls all matter.

Do not wait until the last day of due diligence to order the test. The EPA says all radon tests should run for at least 48 hours, and a result may lead to a second measurement, contractor estimates, or an agreement about mitigation.

Test the lowest level that could be used regularly

A first-floor result may not answer the question if the buyer intends to use a basement as a bedroom, office, playroom, media room, or other regularly occupied space.

EPA guidance for buyers says the device belongs in the lowest level that could be used regularly, whether that area is finished or unfinished. The distinction is about potential regular use, not how the seller currently arranged the rooms.

Placement also has to follow the device instructions. A tester generally needs an appropriate room away from drafts, excess heat, humidity, exterior walls, and locations where someone could disturb the device. The report should identify the test location so the number is not separated from the part of the house it measured.

If you plan to finish or substantially renovate a lower level, test before the project and again after the work. Both the EPA and CDC note that structural or HVAC changes can affect indoor radon levels.

Protect the result from bad test conditions

A short real-estate test is only useful if the house and device are handled correctly.

For a short test, EPA guidance calls for closed-house conditions: windows and exterior doors should remain closed except for normal entry and exit, and those conditions should begin before the measurement period. Normal permanently installed heating and cooling equipment may operate, but whole-house fans or temporary ventilation that pull in outside air can distort the result.

The device should stay where the tester placed it. Nobody should unplug, cover, move, open, or handle it. Some professional monitors record motion, temperature, barometric pressure, or other indicators that help a tester identify possible interference, but technology does not replace clear instructions to everyone with access to the property.

If unusual weather, an HVAC failure, open windows, contractor activity, or a moved device compromises the test, do not force a conclusion from questionable data. Ask the qualified tester whether the measurement is valid and whether it needs to be repeated.

Read the number without oversimplifying it

Radon is measured in picocuries per liter of air. The EPA recommends fixing a home when the average result is 4 pCi/L or higher. The CDC and UGA also note that the EPA recommends considering action between 2 and 4 pCi/L, because no known radon level is completely risk-free.

That does not mean every reading below 4 is identical or every reading above 4 requires the same system. Start by asking:

  1. Was the measurement performed correctly in the right part of the home?
  2. Does the tester recommend a confirming test under EPA protocol?
  3. What mitigation approach fits the foundation and layout?
  4. Who will install it, and what credentials do they hold?
  5. What post-installation result must the system achieve?
  6. Who will pay, and when will the verification occur?

A common mitigation design uses a vent pipe and fan to draw soil gas from beneath the home and discharge it outside. Crawlspaces, slabs, basements, additions, and mixed foundations can require different details. This is specialist work, not a request for a handyman to seal a few visible cracks.

UGA's November 2025 guidance put the average existing-home mitigation cost near $1,500, with a reported range of roughly $1,200 to $2,500. Treat that as dated statewide context, not a quote for the house you are buying. Get written estimates from qualified contractors for the actual foundation and reading.

New construction still needs a test

A newly built home can include radon-resistant construction features, such as a gas-permeable layer beneath the slab, plastic sheeting, sealed openings, and a vent pipe routed through the building. Those features can make future reduction easier and less expensive.

They do not replace testing.

The EPA recommends asking whether radon-resistant features were installed and whether the completed home was tested. UGA says it is not possible to predict the finished indoor level reliably from preconstruction soil testing alone. Even a home built with a passive radon system should be tested after occupancy; if the reading remains elevated, a qualified contractor may be able to activate the system by adding a fan.

For buyers comparing a builder offer, add these items to the paperwork review:

  • the radon-resistant construction specification;
  • photos or inspection records showing the installed components;
  • the location and termination of the vent pipe;
  • whether an electrical connection is ready for a future fan;
  • the completed-home test result and test conditions;
  • any builder or contractor responsibility if activation is needed.

Do not forget private well water

Soil gas is usually the main source of indoor radon, but UGA notes that radon can also enter through private well water, particularly where wells draw from granitic crystalline rock aquifers in northern Georgia.

An air test and a water test answer different questions. If a metro Atlanta property uses a private well, ask the county Extension office or another qualified resource whether a radon-in-water test belongs in the investigation. Coordinate that with the full water-quality review rather than assuming a normal air result clears the well.

Larger-lot properties can stack several due-diligence questions in the same part of the site. Pair the well review with the septic-system checklist, and check the flood and drainage record separately.

The seven-check Atlanta radon screen

Before due diligence ends, confirm these seven items:

  1. Property-specific test: Do not substitute a county map, neighbor's result, building age, or foundation type for a test of the home.
  2. Right location: Measure the lowest level that could be used regularly, including an unfinished basement you may later occupy.
  3. Valid conditions: Confirm device placement, minimum duration, closed-house conditions, and any signs of interference.
  4. Qualified professional: Use a properly credentialed tester for the transaction and verify the report identifies the device, location, dates, and result.
  5. Action plan: For an elevated or borderline reading, clarify any confirming test, mitigation scope, estimates, payment responsibility, and deadline.
  6. Verification: Require a post-mitigation test and keep the system documentation for future ownership and resale.
  7. Special cases: Ask separately about new-construction features, planned basement renovations, mixed foundations, and private well water.

The bottom line

Radon does not reveal itself during a normal showing. A county risk map can tell you why the issue deserves attention, but only a correctly run test can tell you what is happening in the house.

The useful question is not, "Is this an old basement home in a high-radon neighborhood?" It is: What did this property measure, under what conditions, in the space we may use, and what is the verified plan if the number is elevated?
